At last night's regularly scheduled EDAB meeting, Claremont Companies (111 Boylston St. Hotel Developer) presented their proposal to construct a 168 room Hilton Garden Inn at 25 Washington Street (former Gulf Station). The presentation
included slides showing the building's programmatic layout, improved bike/ped connections to the Emerald Necklace and preliminary renderings of what the building could look like.
Claremont's proposal, which requires a zoning change, comes on the heels of the recently completed visioning study of Route 9 East conducted by a team of graduate land use planning students from MIT's Department of Urban Studies and Planning. The student's analysis identified several catalyst sites for potential redevelopment opportunities including the area bound by Brookline Ave, Washington St. and River Road that is currently zoned industrial. The proposal also follows a series of workshops facilitated by EDAB that have focused on taking a proactive approach towards planning for future infill development and establishing "criteria for successful projects."
The Town will begin the process of building on the student's recommendations via a Selectmen-led "River Road Zoning Overlay Committee." The Committee will be charged with further reviewing and analyzing the redevelopment potential of the Industrial zone, including the Claremont proposal. It is anticipated that the Selectmen will vote a committee charge and membership by the end of the month and that the Committee will begin meeting in early February with the goal of submitting a warrant article for November Town Meeting.
